Five Headturning Homes Reviewed from 11/1/2013 – 11/7/2013

1. 1816 Covy Court, Castle Rock

Two days on the market and 1816 Covy Court already had found its next owner.   8z’s  David Elson reviewed this home.

As a little background on the property, David wrote, “It was listed last year for around $425. The market improved and the seller got realistic with price not wanting to deal with multiple showings and possibly a series of price reductions.”

2. 1726 Ridgetrail Lane

Another listing in Castle Rock’s Woodlands Escavera neighborhood, reviewed by David Elson.  This home has been listed since 10/25/2013.  With 3 bedrooms, 3 bathrooms, and 4,338 square feet it’s a large home in a great location with good views.

But the finishes on the property were not the most appealing.  David pointed out that the carpet in the 2006 home looked like it was the original, and the basement wet bar lacked a wow factor.  This led David to write that, “The price is a bit optimistic as most comparable solds showed better with more appealing finishes.”

Yet another home reviewed by David Elson is a 5 bedroom and 4 bathroom home in Woodlands Escavera.  The listing agent describes the home as being close to the Castle Rock Rec Center and pools, near open space, and a private park.  While David gave the home five stars for the neighborhood and outdoor amenities, he had some reserves in his review.

Built in 1995, “The attempts to bring this home into 2013 stopped in 1999. Low maintenance vinyl siding is nice but the patch job to a busted up drive way isn’t. The price is a VERY optimistic $425. Yes, the market is improving and values are up but even if they received a full price offer I’d bet you a $50 bill it won’t appraise without 50% down.”

Located in Denver’s Congress Park neighborhood, 8z’s Leslie Resnick reviewed this home.  When this listing appeared on the MLS, Leslie wrote that, “I couldn’t wait to see this property. I saw the listing price of $565,000 and that it was under 1,100 sqft, and I knew it had to be special. The kitchen rivals some of the better kitchens I have seen created by flippers.

The investor bought it to flip. I looked at the price she paid, and would question her numbers. The work done on this property was not cheap, and together with the acqusition price, there is a slim margin, way beyond my comfort zone!”

5.  1867 Joliet Way, Boulder

This is a home in the desirable SoBo neighborhood, reviewed by 8z’s Brigitte Furst.

Brigitte shared some insights about the pricing, for a home that has been listed for two months now: “This listing started on the market on September 10, 2013 at $825,000 and was reduced on 10/3/13 to the current $799,900 price. I personally think that the owners should invest in a little staging and sprucing up the backyard or lower the price again to sell, but I hope to be wrong for their sake!”

If the floor plan were different, then the location would justify the price.  However, the layout is not the best use of 2,286 square feet.
